Feasibility Studies

We can put together a feasibility study for your  real estate development project.  It can be as detailed or simple as you would like to present to the bank or owner you are working with.  We can include local market analysis, regional statistics, a pro forma, potential net income, cash flow and much more.


We have all the resources available to put together detailed budget estimates on our TIMBERLINE estimating software, schedules to determine project completion, on our PRIMAVERA scheduling software, planning and re-zoning efforts with city officials.  In addition to this, we can assist in the design phase as it relates to architectural and engineering along with and any other work required for a new development or new construction project.



Turn Key / From Ground Up

We have previous experience in all sorts of renovation efforts.  We have performed renovations for small around the house “honey do” type items to adding a 5,000 sf classroom space on top of an existing flat roof church fellowship hall that required an elevator and many other interior structural and finish renovations.

We have previous experience of all sorts of new construction.  We have constructed $100k warehouse space for voting machines for the City, a $600k Sprint fiber optic hub, a $2.5m church sanctuary with classrooms and fellowship hall, to a $5.5m project for the Board of Education to construct 5 new schools at the same time.

We have constructed 2,900 to 5,500 sf residences on slab and conventional foundations, even on drilled pier systems.



In 2008, we completed our first residential development.  It consisted of 3 lots and the construction of 3 beautiful waterfront homes, starting at $399,000 and going to $459,000.  With such a beautiful view and tranquil waterfront living, we feel that this development is sure to make a splash.


We are interested in focusing our attention to business owners who are trying to get out of their lease situations and own their own commercial office space.  Do you rent a home your entire life? In January of 2009, we formed Landmark Management LLC.  This new company was created in order to offer the final service related to the complete development of a new property.  This company ONLY manages property that its principal has some percentage of ownership in.  This gives our partners the added assurance that we are hands on in the operations of the property, so that we can maintain effective but economical management of the leases and associated maintenance agreements.  Having this management company will also maintain a barrier between the property ownership and landlord duties required in the correspondence with the tenants.
